Responsibilities

The following duties are routine for this position. These are not to be construed as exclusive or all-inclusive. Other duties may be required and assigned.
  • Lead maintenance staff to facilitate consistent and efficient maintenance services in Meridian Behavioral Health Services sites.
  • Coordinate and schedule staff for consistent coverage and on call coverage.
  • Will participate in the interviewing, evaluation, and termination of maintenance workers
  • Accountable for submission of payroll, PTO, and expenses
  • Conduct routine safety site inspections for compliancy with State, Federal and local agencies.
  • Operate and maintain heating, ventilation, air conditioning/refrigeration (HVAC/R) systems and their apparatuses in order to maintain comfort of occupants and promote efficient energy use (e.g. boilers, pressure reducing stations, water heaters, building automation system (BAS) and variable air volume (VAV) systems chillers, air conditioning (A/C) and refrigeration units, cooling towers, compressors, pneumatic/direct digital controls (DDC), emergency generators, circulating pumps, fan units, and electrical systems).
  • Assist in and/or troubleshoot the building automation systems and, make recommendations for maintenance and repair to building control systems.
  • Operate computerized maintenance management software systems. Perform and/or instruct maintenance staff on preventative maintenance work orders.
  • Perform a variety of facilities system maintenance tasks (e.g. electrical, plumbing, mechanical, routine structural, welding, fabrication, and maintenance of related equipment).
  • Ensure compliance with all local, state and federal regulations.
  • Learn, understand, and explain technical manuals, specifications, reports, pneumatic and electrical schematics, and building blueprints. Review DDC systems/controls/alarms to determine proper operation.
  • Respond to and prioritize maintenance requests, emergency calls for repair, security hardware problems, and utility requests
  • Maintain and prepare reports and logs (e.g. preventative maintenance reports, work order reports, boiler operations logs, and fuel usage logs).
  • Organize, clean and inventory equipment rooms and shops.
  • Lead the activities of skilled and unskilled tradesmen, both employees and contractual personnel, in the operations and maintenance of the facility; conduct staff training.
  • Under the direction of residential Treatment Directors, lead and prioritize the general operations, maintenance, and repair of buildings and components of its major systems, such as HVAC, plumbing, electrical, security and fire alarms, exterior building envelope, and grounds; assist in the establishment and implementation of schedules to maintain these systems.
  • Conduct and provide direction of routine maintenance and repair, and minor operating projects in the facility.
  • Respond to and coordinate emergency repairs.
  • Maintain project records; inspect work for compliance with contract specifications and applicable building/safety codes
  • Maintain appropriate inventories and records; prepare reports.
  • Manage service contracts appropriate to the facility, including the preparation of vendor performance reports and the coordination of contract/bid specifications with the Finance Dept.
  • Participate in joint meetings with other departmental staff and serve on committees and work teams as required.
  • Ensure safety standards and building codes.
  • Maintain vehicle logs and ensure safe operation of company vehicles.
  • May supervise the operation, maintenance of, and reports on automated building systems and services; may supervise operation of a Building Automation Center.
  • May monitor and update property inventory lists and program for equipment operations.

Skills & Qualifications

Required:
Licenses and Certificates:
  • Possession of a valid Minnesota Engineer’s 1st Class C license preferred, may be waived based on facility equipment types. Refrigerant Certification. Must possess a valid driver's license and a clean driving record.
Other qualifications:
18 years of age or older
  • Ability to pass a Minnesota DHS background study to work with vulnerable youth and adults
  • Clean driving record
  • A minimum of two years freedom from chemical abuse problems.
  • CPR and first aid certified.
Education and Experience:
  • At least five years of skilled mechanical and facilities maintenance experience that has included: heating ventilation, air conditioning and refrigeration, electrical, mechanical and boiler, operation, maintenance and repair work. Completion of vocational-technical program course work in air conditioning/refrigeration/heating, electrical maintenance and boiler control, operation and maintenance may be substituted for experience on a year for year basis.
  • Knowledge of: HVAC/R operations, maintenance and repair including boilers, chillers, air handling systems, piping systems, pumps, air conditioning/refrigeration systems, emergency generators and building/equipment electrical systems; pneumatic and DDC theory—circuits, tests and instruments; proficient computer skills for the operation of computer programs for BAS, CMMS and other facilities maintenance functions; OSHA safety issues; techniques for cutting, brazing, heating, and shaping metals; general building and appliance repair; the occupational hazards and safety precautions of the job.
  • Ability to: work independently with limited or no supervision; work within small and confined spaces and from portable ladders at varying heights; use foot-eye-hand coordination; lift, grasp, and carry equipment and tools weighing up to 50 pounds; distinguish colors for water treatment tests; gain cooperation of other people; work as a team member; perform/work and concentrate amid distractions; make rapid, accurate decisions; attend to several tasks simultaneously; learn and understand technical materials, specifications, pneumatic/electrical schematics, and building blueprints; prepare and maintain reports and logs.
  • Skill in: operating and maintaining HVAC/R electrical systems and their apparatuses in a safe, responsible and efficient manner; operating power/hand tools and machines; use of computers.
